In our latest blog we discuss the key stages of the project delivery and how each stage affects the overall programme together with how long your building project will take from start to finish.
The first stage of your project is to define your brief – what exactly are you trying to achieve with your project. By taking time to consider what you really want, you will avoid regrets further down the line.
At Kimble Roden we will help you develop a detailed briefing document and advise you on how to maximise your budget – from high level decisions like how many bedrooms you need, down to more specific requirements like storage or specialist kitchen equipment. All of these requirements will dovetail into a design solution tailored precisely for you.
Once the brief is agreed, initial design solutions need to be developed. This is where the skill set of a qualified RIBA architect will be invaluable to you and help you maximise design potential for your home.
By providing you with fully considered plans, elevations and 3D walk-throughs your architect will be able to provide a design solution that considers your brief, your budget, your existing home and the planning constraints and sets the foundation for the overall design.
Once you have agreed the principles of the design, your architect will submit a planning application on your behalf.
Using an architect for this stage will ensure the local planning authority has all the necessary information to process your application.
A householder application should take on average 8 weeks to be approved once validated. However, delays to the planning process are evident across the country so be prepared to wait longer for a decision.

With planning approval in place there is one final stage before commencement on site – the detail design stage where your architect will produce a full set of construction drawings and interior packages to enable a contractor to quote for the project, and crucially to ensure that every detail is considered before you start on site.
We understand the importance of this stage. We prepare detailed construction drawings and interior design packages. This includes full architectural design specifications and a comprehensive set of tender information, enabling us to obtain fixed quotes from our recommended builders.
As part of this process, we will also obtain approval for Building Regulations before work starts on site and we will hold meetings with suppliers during the construction phase to ensure everything runs as smoothly as possible.
Your RIBA architect should be able to introduce you to recommended builders and liaise with them during the tender stage. At Kimble Roden this is part of the service we provide to all of our clients.
The comprehensive set of information we have prepared at the Detail Design stage enables contractors to provide a fixed contract price. Once you have chosen the contractor and negotiated the contract sum a contract document will be prepared between you and the contractor.
At Kimble Roden we oversee the entire build stage to give you complete peace of mind and ensure that your project is delivered in line with your vision and the drawings we worked together to create.
We will make regular site visits and check that everything is being built in accordance with the drawings. Our team will also liaise with building control and other relevant bodies to ensure a Building Control Certificate is awarded at the end of your project.
